Renovation & ASR Remediation by GB IV Designs, Austin

Renovation & ASR Remediation

Full redesigns, resurfacing, tile and equipment upgrades — and expert diagnosis and reconstruction of pools damaged by alkali-silica reaction.

Overview

An existing pool can become a luxury pool without starting over. We renovate shells, add spas, vanishing edges and water features, re-tile in glass or large-format porcelain, replace decks and modernise equipment and automation. We are also one of the few firms in Texas with deep experience in alkali-silica reaction (ASR) — the concrete deterioration that cracks and spalls pool shells — including diagnosis, mitigation and full reconstruction of affected pools.

01

Honest assessment first

We evaluate the shell, plumbing and equipment before proposing scope. Not every pool needs a tear-out, and we will tell you which yours is.

02

ASR expertise

Alkali-silica reaction damage is often misdiagnosed as a plaster problem. We identify it, explain the options and rebuild correctly when that is what the pool needs.

03

Design-led renovation

A renovation is a design project. New geometry, raised walls, spas, fire and water features and lighting are modelled before work begins.

04

Finish and equipment upgrades

Glass tile, porcelain, pebble and plaster interiors; variable-speed pumps, heaters, sanitation and automation that cut operating cost.

All FAQs

Alkali-silica reaction is a chemical reaction inside concrete that causes cracking, spalling and swelling of the shell; it is often misdiagnosed as a plaster or tile failure. Some affected pools can be mitigated and resurfaced, others must be rebuilt. We diagnose it, explain the options plainly and reconstruct correctly when that is what is required.

Everything required to build the design: site work and excavation, the engineered structural shell, plumbing and hydraulics, electrical, equipment and automation, waterproofing, tile and stone, interior finish, decking and hardscape, structures, fire and water features, lighting and specified landscape. If it is in the drawings, it is in the proposal.

Often, yes. Raised walls, vanishing edges, spas, water and fire features, porcelain or glass cladding, new decks and modern equipment can all be added to a sound existing shell. We assess the shell and plumbing first and tell you honestly whether a renovation or a new build is the better investment.
