Most GB IV projects run six to nine months from the first consultation to handover: three to six weeks of design, three to eight weeks of engineering and permitting, and fourteen to twenty-eight weeks of construction depending on scope. Estate-scale environments with structures, vanishing edges and extensive hardscape take longer, and we tell you so at the proposal stage.
Our projects typically begin around $250,000 and most fall between $300,000 and $600,000; estate environments with perimeter overflows, structures and complete landscapes exceed $750,000. Every project page on this site lists its investment range so you can calibrate. Exact pricing follows the site study and design, and our proposals are itemised line by line.
Everything required to build the design: site work and excavation, the engineered structural shell, plumbing and hydraulics, electrical, equipment and automation, waterproofing, tile and stone, interior finish, decking and hardscape, structures, fire and water features, lighting and specified landscape. If it is in the drawings, it is in the proposal.
Yes. GB IV Designs was founded to serve architects, builders and estate owners nationwide with aquatic and outdoor design — concept, 3D modelling and construction documents — while we build only in Central Texas. Design-only clients work with Bo directly and with their local builder on site.
Every project is modelled in 3D before it is engineered. You walk through the design, see materials, elevations, water and fire features and lighting, and revise until it is right. What you approve is what we build.
The designers. GB IV is a true design-build firm: the people who draw the plans manage and inspect construction, and Bo Barnett remains involved in every project from concept to handover. You are never handed to a stranger after the contract is signed.
Each the right way. Limestone and caliche require rock excavation and often a different shell detail; expansive clay requires piers, a structurally independent shell and drainage that keeps water away from the soil. We engineer the structure to the soil report before pricing, not after a problem appears.
Alkali-silica reaction is a chemical reaction inside concrete that causes cracking, spalling and swelling of the shell; it is often misdiagnosed as a plaster or tile failure. Some affected pools can be mitigated and resurfaced, others must be rebuilt. We diagnose it, explain the options plainly and reconstruct correctly when that is what is required.
Often, yes. Raised walls, vanishing edges, spas, water and fire features, porcelain or glass cladding, new decks and modern equipment can all be added to a sound existing shell. We assess the shell and plumbing first and tell you honestly whether a renovation or a new build is the better investment.
Design and hydraulic review of other firms' plans, forensic assessment of failing pools, ASR diagnosis, and owner representation during construction by another builder. Engagements are scoped and priced individually.
It is the reason the company exists. We join the project team as the aquatic specialist — designing the water, engineering it, specifying the materials and, in Central Texas, building it — while the architect retains the vision for the house and site.
Gauged porcelain panels give a pool clean, monolithic surfaces with very few joints, no efflorescence and exceptional durability in sun and water. Installed correctly on a waterproofed substrate it is permanent. GB IV was among the first firms to install it in aquatic environments and now teaches the technique.
A written workmanship warranty on every contract, alongside the manufacturer warranties on equipment and finishes. Warranty terms are detailed in the construction agreement and handed over with your commissioning documents.
Yes. Structural and soil engineering, permit documentation, municipal submissions and HOA approvals are part of our pre-construction scope.
